
Illinois Ties New Jersey For The Nation’s Highest Property Taxes
Illinois has a talent for leading the nation’s rankings...but not always in categories anyone would be bragging about to their friends and family in other states.
A new analysis highlighted by the Illinois Policy Institute lays it out in blunt terms.
Illinois homeowners now pay the highest property tax rates in the country, essentially tied with New Jersey for the top spot. In other words, if you’re looking for the two states where property taxes bite the hardest, Illinois is right there at the front of the line.
The math behind it is hard to ignore. According to Illinois Policy’s breakdown, Illinois’ effective property tax rate hovers around 2%, which means a homeowner is paying about $2 in taxes for every $100 of a home’s value. That might sound abstract until it shows up in the real world with tax bills that feel less like an annual expense and more like a second mortgage.
Property Taxes At This Level Would Still Suck Even If We Didn't Have So Many Other High Costs
Illinois doesn’t just lead in property taxes. We consistently show up near the top nationally in multiple “cost of living” categories that hit residents directly.
High gas taxes are another example. So is a long-running struggle with job growth and unemployment rates that often lag behind the rest of our Midwestern neighbors. Add in steady outbound migration, with residents continuing to leave for lower-tax states, and a pattern starts to form that’s difficult to ignore and impossible to enjoy.
This is where the frustration sets in for many Illinois homeowners.
Property taxes aren’t some distant policy debate, they’re local, recurring, and unavoidable. They fund schools, local government, and services people rely on daily. But in Illinois, the structure leans so heavily on property taxes that homeowners often feel (and rightly so) like they’re carrying a disproportionate share of the load.
